What is Rent To Buy?

1. Choose your property

BrickX creates a shortlist of properties meeting our investment criteria from which you can choose your Rent to Buy home.

2. You and BrickX buy the property together

You buy 5-10% and BrickX buys the rest - both our names are on the title.

3. Move into your home

You pay market rent on the proportion of the property that you don’t own.

4. Save for a deposit

Save regularly over 5 years to accumulate a deposit and apply for a standard mortgage of your choice, or fund the purchase of the property however you like!

When you are ready, or at the 5-year mark, you have the option to buy the remainder of the property or to sell your proportion**.

  • Do you need to be a First Home Buyer?

    The short answer is yes - BrickX Rent to Buy has been designed to assist those who are purchasing their first home; so that they are able to enter the property market sooner than if they were to save the standard 20% deposit required for a mortgage.

  • Who can apply?

    Any First Home Buyers who are Australian tax residents, and are over the age of 18.

  • How is Rent to Buy different to the Federal Government’s proposed First Home Buyers Scheme?

    The Federal Government’s proposed scheme will likely have restrictions which are still not confirmed, however to-date it has been reported that the offer is capped at 10,000 homes and could have limits around the Buyers income (singles earning up to $125,000 and couples earning up to $200,000).

  • Does this affect me receiving the First Home Buyers Grant?

    The FHBG differs from state-to-state and is based on your individual circumstances, so you will need to seek your own advice to determine eligibility.

  • How does Rent to Buy compare to a standard mortgage?

    There are a couple of ways Rent to Buy differs from a standard mortgage. For example:

    • Rent to Buy is not a loan and is therefore not debt. You are a co-investor of the property as well as being a tenant.
    • Rent to Buy allows you the opportunity to purchase your home without the standard 20% deposit that most banks currently require for a mortgage.
    • You pay rent on the percentage of the home you don’t own, as opposed to a mortgage where you pay either principal and interest or interest only on the loan amount.
  • How is the property selected?

    The BrickX property team will select a shortlist of properties which meet BrickX’s investment criteria, from that shortlist you will select your home.

    The investment criteria is based on a few factors which include such things as the property characteristics, independent valuations, suburb capital growth and yield returns. This information will be shared with the successful Rent to Buy candidates to ensure full transparency and collaboration.

  • How is the rent calculated?

    You will pay rent on the percentage of the home you don’t own. Rent is calculated based on the market rate at the time the lease is initiated and will be reviewed on an annual basis to ensure it is in line with market conditions.

  • What happens at the end of the 5 years?

    At the 5 year mark, you have the option to buy the remaining share of the property you don’t own, how you do fund the purchase is your choice and if you take out a mortgage this will be done completely separate to BrickX.

  • What happens if I can’t buy at the end of the 5 years?

    Should you decide not to buy the remainder of the property at the 5 year mark, BrickX will facilitate the sale with all parties receiving their share of the proceeds net of any closing expenses like real estate agent commision.

  • How is the sale price determined? Is it fixed at the beginning of the term?

    The sale price is not fixed and will be determined at the time of sale, in-line with market conditions. If yourself and BrickX cannot come to an agreement on price, a final binding decision will be made by an independent valuer.

  • What costs are involved? Will BrickX charge any fees?

    The below costs will be split between yourself and BrickX, relative to your initial investment percentage. For eg if you initially invest 5% then you will be responsible for 5% of the below costs - with the exception of rent where you would be responsible for paying 95%.

    At the time of purchase:

    • Stamp Duty
    • Legal Fees including Conveyancing, Title Transfer/ Lodgement, Building Report and Pest Report, Depreciation Schedule
    • Buyers Agent Fee
    • Cash Reserve

    Monthly:

    • Rent
    • Property Management
    • Council
    • Water
    • Repair & Maintenance
    • Landlord Insurance
    • Building Insurance
    • Land Tax

    BrickX Rent to Buy will not charge any fees, the above associated costs are standard when purchasing a property.

  • Can I rent or sublease the property?

    For the duration of the agreement, state-based standard tenancy rules will apply.

  • What are my rights?

    As a co-investor you have rights to any income generated, proportion to that of your investment and similarly you will be responsible for the associated expenses that the property generates proportionate to your ownership.

    As a tenant you have full tenancy rights, as well as being able to have a pet and conduct minor renovations.

  • What documents will I need to apply?

    Once you have completed the initial application and have been notified that you are successful, BrickX will request the following:

    • Drivers Licence or Proof of ID + Utility Bill | verifying your identity + address
    • 2 Pay Slips | verifying proof of employment
    • ​Bank statement | verifying proof of deposit
  • When will it be available outside of NSW?

    BrickX Rent to Buy is planned to roll out to other Australian states in late-2019.
